Different Types of ADUs
We know ADUs aren't a one-size-fits-all. That's why we offer a variety of services that tailor an ADU to your needs.
Junior ADU
A JADU is a smaller independent living space of up to 500 square feet that is created entirely within a single-family home. It includes its own efficiency kitchen and may have a private bathroom or share bathroom facilities with the main residence.
Unlike a detached ADU, a JADU must remain within the existing or proposed home—including qualifying attached garage space. This can make it an attractive option when a homeowner wants to create additional living space without constructing a separate building.
ADU
An ADU is a fully independent residence with its own living, sleeping, cooking, and bathroom facilities. It can be attached to the main home, built as a completely detached backyard residence, or created from qualifying existing space.
ADUs provide the most flexibility in size and layout, with options ranging from compact studios to multi-bedroom homes. Depending on the property and local requirements, an ADU may also be designed as a two-story structure when making the most of a limited backyard footprint.
Garage Conversion
A garage conversion transforms an existing garage into comfortable, functional living space while making use of a structure that is already on the property. Depending on the garage and the intended use, the finished space may become an ADU, JADU, bedroom, office, family room, or other permitted living area.
A detached garage converted into an independent residence is typically treated as an ADU. An attached garage may potentially become either an ADU or JADU depending on its size, layout, facilities, and relationship to the main house.
