Newark Remodel & Attached ADU

This project is a comprehensive remodel and expansion of an existing 1965 single-story residence in Newark, including a 647 sq. ft. main-house addition and a new 794 sq. ft. attached ADU. The completed project increases the total residential floor area to approximately 2,713 sq. ft. and includes revised decks/porches, structural work, new building systems, and a 400-amp electrical service upgrade.

Project Challenges

The primary challenge was integrating a substantial addition and a separate ADU into the existing home while maintaining a cohesive single-story residential form and satisfying the additional life-safety requirements created by the attached units. The design must accommodate a 1-hour fire separation between the ADU and main residence, rated eave conditions in applicable locations, and upgraded utility infrastructure to support the expanded home.

Our Design Solutions

The proposed design expands the home through coordinated front and side additions while integrating the ADU into the overall massing, roof, and exterior material palette. Eave extensions help maintain the existing 9-foot eave relationship, while fiber-cement siding, matching Class A roofing, rated assemblies, upgraded utilities, and energy-efficient systems create a unified and code-conscious renovation.

Full Scope of Work

  • Remodel the existing residence and construct a 647 sq. ft. front and side addition.

  • Construct a new 794 sq. ft. attached ADU with required 1-hour separation from the main residence.

  • Provide new/revised roofing, exterior elevations, decks and porches, foundations, framing, and fiber-cement exterior finishes.

  • Upgrade the electrical service from 100A to 400A with a two-meter configuration, along with associated plumbing, HVAC, electrical, energy, and CALGreen improvements; fire sprinklers are under a separate submission.
