The 319 Lexington Drive project is a comprehensive renovation and expansion of a 1949 single-story Menlo Park residence, combining a 656 sq. ft. addition, 220 sq. ft. JADU conversion, and full-house remodel. Project Challenges
The challenge was integrating substantial new living area and an independent JADU into an existing home on a compact, irregular 5,601 sq. ft. lot, while addressing flood-zone conditions, property-line fire-rating requirements, drainage, and the limitations of the existing structure. The design also needed to accommodate modern utility and lifestyle requirements without making the additions feel disconnected from the original residence.
Our Design Solutions
The design reorganizes and expands the home around a more open living, dining, and kitchen environment while converting a portion of the garage into a fully functional JADU with its own kitchen and bathroom. New construction is integrated into the existing single-story massing, with matching stucco and roof character, expanded indoor-outdoor connectivity through a large bifold opening, and coordinated structural, flood, fire-resistance, and utility improvements throughout.
