An accessory dwelling unit, commonly called an ADU, is an independent residential unit located on the same property as a primary home. An ADU normally includes its own living area, kitchen, bathroom, sleeping space and entrance.
ADUs may be detached from the main house, attached to it, created through an addition, or converted from existing space such as a garage, basement or accessory building. A Junior ADU, or JADU, is a smaller unit created within a single-family residence and is subject to different requirements.
Many California properties with an existing or proposed residence can accommodate an ADU. ADUs are generally permitted in residential and mixed-use zones where residential use is allowed, but the final design must satisfy applicable building, fire, utility and objective local development standards.
